How to Find Overseas Investors Who Want to Invest in The UK Property Market

I had a video call with Simon yesterday, Simon’s one of the guys on our mentoring program, (Property Basecamp) and I thought, what we chatted about would make for a great podcast…
So, todays episode is thanks to Simon, and the rather wide-ranging chat we had yesterday afternoon, when I was talking him through how he could break into the overseas investor market and onboard foreign investors to source for and potentially do JVs with.
Specifically for this podcast we’re going to focus on Asia, but you can apply the same method with any location you like.
In Hong Kong as an example, many investors over there see the UK as a prime investment opportunity, and they have done for a long time. So today, I’m going to show you how to find these investors who are hungry and looking to invest in the UK!
Investing from overseas isn’t straight-forwards. There are obvious potential problems. That's where you come in...
By positioning yourself as the problem solver, and a route to them investing in the UK. You can unlock the key to selling deals and finding JV partners…. And that’s how I got started, my first few deals all involved overseas investors in
Hong Kong, Malaysia and Singapore. In fact, I’d say you could easily just focus on overseas investors and be very busy without worrying about UK based investors at all.
Step 1: Create a Compelling Investor Guide
Your first step to finding these investors is to create a professional PDF guide so imagine a ‘how to invest in the UK guide’
That guide is going to speak to your ideal client you’re looking to find.
You can use www.canva.com is an excellent tool for this.
Keep your guide small – two to four pages long – and focus on the key pain points these investors will face when trying to invest in property in the UK.
Think about language barriers, legal differences, tax implications, and a lack of market knowledge and area knowledge, they may struggle with finding finance, and setting up bank accounts as well as not having build-teams.
Address these problems head-on, by dressing yourself up as the one-stop shop solution. Then, finish up your guide with a clear call to action.
Something like, "We can help you navigate the entire UK investment process, leveraging our established power team, connections, and in-depth market knowledge."
The call-to-action part of your guide should be a mix of things… sending you an email, messaging you via WhatsApp or booking in a call with you. Not everybody wants to jump on a call, so be flexible with offering different contact options.
Using various contact options gives you a better chance at converting them into leads too.

Step 2: Connect on LinkedIn
LinkedIn is THE place for connecting with potential investors ANYWHERE but let’s focus on Hong Kong as our example.
You’ll need to search for property investors and use the location filter to choose Hong Kong or your desired location. Identify and connect with investors in.
Then once connected, send a brief, personalised message. Thank them for connecting and offer your free PDF guide. For example, you could say something like:
"Thanks for accepting my connection request. I've put together this free guide on investing in UK property, which I think you'll find very interesting.
Happy to chat if you have any questions."
Short and sweet and non salesy is what you want. Don’t go sending huge messages explaining all about you and your services and how you’re amazing at what you do. Keep the message very simple and straight to the point.
Step 3: Consistent Content
Now, the real power of this strategy lies in being consistent and creating very niched down and relevant content. You will need to post regularly on your LinkedIn profile addressing the specific pain points of your ideal client avatar (overseas investors.)
Reiterate their problems and the solutions discussed in your guide. The more you demonstrate your understanding of their needs, the more you'll position yourself as the answer.
This isn't a one-and-done thing. Repetition is crucial. Every piece of content should reinforce your message and build trust.
As for how much you should post, there’s a framework that works well… So, create three pieces of content offering value, then every fourth piece of content is a call-to-action piece.
Step 4: Follow Up and Engage
Your final step in the process is to nurture any leads you create. Deal with any questions you get in your inbox quickly and professionally. But don't just wait for people to contact you. 1 week after sending your guide, reach out to those who haven't responded. A simple, "I hope you found the guide useful. Did you have any questions?" can be a great conversation starter.
Step 5: Tap into Overseas Online Communities
Another amazing thing you could consider is to find a way into the online communities where your target investors hang out.
Think about employing a V.A. who is a native speaker, who can join relevant online groups for property investors and act on your behalf.
They can introduce your services and offer your free PDF guide to help start conversations and generate leads. Thanks to Ai - translating your guide into different languages is now easier than it’s ever been, so language is not the barrier it used to be.
Your ‘virtual assistant’ should focus purely on driving lead generation and even act as a translator between you and potential clients if need be. Consider rewarding your V.A. with a cash referral for any leads that end up converting into paying clients.
Step 6: Use Referrals with Investors and Consider Joint Venture Projects
As you build trust with your new clients, referrals can be powerful, so offer cash incentives to get your investor clients passing on the details of people that could be clients… and if they turn into clients you work with, you pay a referral fee as a thank you.
I think it’s worth just mentioning another income source that could be incredibly big. I’m always saying to my mentees don’t just source deals, if you have the skills and knowledge why not consider doing Joint Ventures (JVs) with your clients.
Instead of just earning a sourcing fee, you can partner on deals and share in the profits. A typical J.V. might involve a 50/50 profit split.
I've seen mentees in my program generate tens of thousands of pounds through JVs without putting any of their own money down. You don't need many JV projects to generate six figures a year – it's definitely food for thought if you want to earn more than just a sourcing fee.
